What kind of pets do you allow? Do you permit exotic pets?
The property is breed restricted; the following breeds will not be permitted to occupy the dwelling: Chow-Chow, Doberman Pinscher, Rottweiler, German Shepherd, Pit Bulls, American Pit Bull Terrier, Staffordshire Terrier, Dogo Argentino, American Bully, Malamute, Bull Mastiff and Presa-Canario.
How many pets may I have?
Limit of 2 pets.
Are there any deposits, special fees, or monthly charges to have a pet?
A one-time Pet Deposit of $150 and Pet Fee of $150 will be assessed. There is a monthly Pet Rent of $10 per pet.
What must I bring with me to tour an apartment?
Each applicant must provide a valid government photo license or I.D.
What are your fees and monthly charges?
Pest control and Trash fees will be assessed.
What are the income and credit qualifications?
Minimum income criteria of 2.5 times rental are required.
What is acceptable "proof of income" to sign a lease?
Verifiable income is required. Acceptable proof of income includes but is not limited to check stubs and tax statements. Please inquire with your property manager for additional options.
What happens if I qualify for an apartment, but my roommate does not?
Everyone over the age of 18 must be a qualified lease holder.
Is my security deposit totally refundable?
Security deposits are refundable. You must complete a walk through to assure that there is no damage to the apartment once vacated. If there is no balance due, the security deposit will be fully refunded.
If I get a job transfer, can I break the lease?
Breaking a lease is never advised. However, if you must break a lease please consult with your property manager as there may be a fee assessed.
Can I change to a month-to-month lease plan after my first year?
A month to month lease is possible. However, a month-to-month lease may mean additional charges in the form of Market rents and a privilege fee. Please consult with your leasing agent.
What utilities are included in my lease?
Utilities are not included in your rental payment. Utilities must be set up by the resident with the appropriate service agency.
How long is the term of the lease?
The lease term is indicated in your lease agreement and can vary from 6-14 months.
Do you accept leases for short terms?
Short term leases will be considered. However, there may be a premium price charged for this privilege. Please consult with your property manager.
Am I required to have renters insurance?
Renters’ insurance is required.
Do you offer furnished apartments?
We do not offer furnished apartments. However, contact your leasing agent as we may be able to refer you to some service providers that can assist in getting your home furnished.
Do you offer corporate apartments?
Corporate apartments will be considered. Please contact your property manager for more information.
If something needs to be repaired in my apartment, how do I report it?
Work orders can be requested in person at your leasing office, by phone or online. Please visit your community’s website.
When is my rent payment due?
Rent is due on the 1st per your rental agreement.
What day of the month am I liable for a late charge?
Rent is considered late on the 4th of the month per your rental agreement.
Will you accept electronic payments from my bank?
Electronic payments are encouraged through Paylease.com.
Is there a place where I can pay my rent after office hours?
Paylease.com is available 24 hours a day and is open 7 days a week.
There is a person who might be staying with me for a while, is that permitted by the lease?
Please inform the office if someone will be staying with you longer than 3 days.
Do you have reserved parking?
The property offers reserved parking for a minimal fee of $35 a month and Garages are also available for $75 a month. Free open parking is also available.
I have a motorcycle, where can I park it?
Motorcycles are considered a motor vehicle and therefore must be parked in a regular parking space or garage.
My children live with me in the summer; do I need to notify your office when they arrive?
Please notify the office if anyone will be visiting for longer than 3 days.
Can I install my satellite dish at my apartment?
Please consult the office prior to installation to obtain a copy of installation rules, additional renter's insurance and pay a one time deposit of $100.
Do you have cable services?
AT&T is the preferred cable provider and brochures and information is available at the leasing office.
Does the property have a fitness center?
The property offers a state-of-the-art fitness center that is located adjacent to the office.
Does the property have a swimming pool?
The property offers a beautiful resort style swimming pool.
Does the property offer on-site recycling?

Are gas grills permitted at your property?
There are BBQ Grills found onsite. Please consult with your community’s leasing office for more information.
Is there any additional storage space available at your property?
Garaged storage or parking is found onsite. Please consult with your community’s leasing office for more information.
Are residents permitted to paint their apartment?
Residents are encouraged to customize their home! Please make sure you return the unit to the original condition upon move-out per the signed lease contract.
Will you accept my delivery packages for me?
The office will accept packages for residents in the office that do not require a signature.
